How rent falls due, and recording payments

Rent charges itself on the due day; you record what the tenant pays.

Nobody types rent. On each lease's due day, that month's rent falls due by itself. A month the tenant lives there only in part costs rent × days rented ÷ days in that month.

Record a payment on the tenant's page: the amount, how it was paid and the day. Each payment pays the oldest amounts still unpaid first, and the tenant's page shows which months are paid.

A payment recorded by mistake is voided with a reason. Nothing in the books is ever edited or deleted: a correction is always a new entry beside the old one.

Deposits

When a tenant moves out, settle their deposit: what goes to rent still owed, what is kept for charges listed one by one, and what is handed back.

The owner can set a limit under Settings, Approving deposit settlements: a settlement that keeps more than it, applied to rent or kept for charges, is saved only once someone allowed to approve deposit settlements says yes, within 7 days. Handing the whole deposit back never waits.
